Welcome and thank you for visiting my Real Estate Properties Listing site. I am Dean Westbury an Australia born permanent resident of the Philippines, living in Puerto Galera, Oriental Mindoro. I am not a real estate agent and do not operate a business here in the Philippines. I have a Bachelor of Science in IT, Network & Server administration. I am also an exceptional website promotions expert, thus possibly why you found my site! I speak fluent Tagalog (Filipino) and communicate well at all levels of the Filipino community.
The intention of this website is to introduce property and business vendors (sellers) with potential vendees (buyers) in a casual but responsible way. Also, to inform both, some of the potential pitfalls of doing business and purchasing property here in the Philippines.


I have 14 years experience in the Philippines, luckily avoiding "most" of the unforeseen mistakes that many foreign and some local investors make here, and I wish to assist others in also avoiding the "loss" of their hard earned cash! It's very easy to get caught up in the tropical paradise atmosphere and relax the mind to what would otherwise be unthinkable decisions in our own countries. Business & property ownership here can be successful and prosperous if common sense is at the forefront of "every" decision. Commonly for foreign investors, the heart is the ruler here with the temptation of so many lovely ladies, business & investment opportunities. I have witnessed many times, mixing business or investment with pleasure & love resulting in financial disaster or dispair.

Additionally, government departments in the Philippines have a notorious reputation for corruption, however in saying this, I have not personally experienced government corruption, simply heard of stories from many disullusioned foreigners and Filipino alike. I am told that "under the table" payments to get things done is normal in the Philippines. I have never paid such bribes in my dealings and never will !

The requirements for buying & selling property in the Philippines is mostly no different to our own home countries, there are legal titles, deeds of sale, approved land surveys, attorneys for formalities and conveyancing, tax certificates, building permits, etc etc. Unfortunately, the biggest difference here is that the laws are not either in place or enforced to protect buyers. Thus, it's easy to become the victim of a quick talking scoundral, conman/woman or unscrupulous families looking to take your money as fast as possible. The sooner you have lost your money, the less chance you can do anything legally about it and the sooner you will return "home" after the donation to your benefactor here. BEWARE !

Over the course of second half 2009, I will be personally travelling the Philippines searching for opportunities & properties to list here on the website. Every listing will be as accurate and honest as I can possibly ensure. I will meet every owner, controlling partner or company director personally. I will visit every property and business personally. I will take all the pictures personally. I manage all listings and will inspect and or copy, where available the land titles, tax certificates & or business registrations personally.

Sellers wishing to list here should contact me directly to arrange an appointment and inspection anywhere in the Philippines.
